Five Tips For Listing A Chicago Condo

1. Remove Clutter 

If you are listing your unit while still living there, remove as much clutter as possible.  Even something as simple as a candle on the table can be distracting in photos or during a showing.  Keep the space as you would if expecting company.  Remove papers, personal items, and cleaning supplies. Dirty laundry and trash should definitely not be visible.

2. Get Professional Photos

This cannot be stressed enough- photos are EVERYTHING.  Photos provide future tenants with their first impression of the home from brokers or rental sites. Cellphone photos will look cheap and can’t capture the space of the rooms.  Some companies, like Luxury Living Chicago, include professional photos as part of the listing agreement.

3. Research Comps

While the new backsplash you installed is lovely, upgrades are not the most important piece of the puzzle for setting a price. Pay attention to the comparables in your neighborhood and try not to overreach.

4. Hide Your Pets

If you currently have pets in the home, keep them kenneled or out of the apartment for showings.  Not every prospective buyer loves animals, and multiple showings can stress out your pet.  It is best for everyone to keep them in a comfortable environment. Remember that the ideal situation of receiving 24 hours advance notice of showings is not always a reality.  If you want to make sure that you are getting the most out of every showing, be as accommodating as possible; waiting for a dog-walker to come can cause delay and turn people away.

5. Create an Inviting Space 

If you aren’t currently living in the condo, adding flowers or paintings will help the space feel more inviting and help prospective buyers envision themselves there. Too much character can drive them away, but not enough can also be detrimental. It’s a fine line to walk, but our experienced brokers can help you find it.
