Renew or Relocate? Navigating the Spring 2026 Rental Market in Chicago

March 30, 2026 | By Vjosa
Reading Time: 2 Minutes

As the spring leasing season begins, many renters across Downtown Chicago are facing a question: Is it better to renew, or explore something new?

Luxury Living is here to help you answer that question by sharing our expert insight.

Pricing across Class A apartments has already moved upward year-over-year, due to a lack of new apartments being built in 2025 and 2026. Leasing activity is just beginning to build. This dynamic creates a unique decision window.

Understanding the Current Market Moment

Spring is historically the most active leasing season in Chicago.

Early in the season:

  • Pricing begins to rise
  • Availability is still relatively stable
  • Renters are actively looking, but not quite making a decision yet

As the season progresses:

  • Demand accelerates
  • Competition increases
  • The best inventory moves quickly

When Renewing May Be the Right Choice

Renewing can offer both financial and lifestyle stability, particularly in a rising market.

You may want to consider renewing if:

  • Your renewal offer is within a 3–5% increase, aligning with current market conditions
  • You feel at home in your apartment, community, and neighborhood
  • Your current space continues to support your lifestyle
  • The time, cost, and energy of moving outweigh the increase in your renewal price

For many renters, renewing now provides the opportunity to secure today’s pricing before competition increases in the months ahead.

When It May Be Worth Exploring Your Options

There are also moments when a move makes more sense, especially if your housing needs have evolved.

You may want to explore alternatives if:

  • Your renewal offer is meaningfully above current market trends
  • Your space or layout no longer fits your needs
  • You’re ready for a different neighborhood or building experience
  • Your lifestyle or priorities have shifted

Entering the market early in the season can offer more choice and flexibility before peak demand arrives.

A Note on Timing

Timing plays a meaningful role in outcomes.

In the coming weeks, the market will likely see:

  • Increased leasing traffic
  • Faster decision-making
  • Greater competition for well-priced apartments

This doesn’t mean renters should rush, but it does mean that waiting may reduce options and pricing leverage.

The Bottom Line

There is no universal right answer, only the decision that best fits your priorities.

What matters most is deciding with clarity and context.

You might feel your renewal offer is too high. But is it compared to similar apartments available in the market?

What Is the Cost of Living Downtown Chicago & Why Are Rent Prices So High?

March 3, 2026 | By Vjosa
Reading Time: 4 Minutes

The cost of living in downtown Chicago has become a major topic for renters, buyers, and anyone considering a move to the city. While Chicago is often seen as more affordable than coastal cities like New York or San Francisco, downtown living still comes with a premium price tag.

From luxury high-rise apartments to walkable neighborhoods and world-class amenities, downtown Chicago offers an incredible lifestyle. But many renters are asking the same question: Why are rent prices so high in downtown Chicago?

Below, we break down the true cost of living downtown Chicago, what renters can expect to pay, and the major factors driving rising rent prices.

The Average Cost of Living in Downtown Chicago

When discussing the cost of living in downtown Chicago, housing is by far the largest expense.

Currently, the average cost for a one-bedroom apartment in downtown Chicago is around $3,130 per month, especially in luxury high-rise buildings with skyline views and amenities.

Outside the downtown core, rents typically fall closer to $1,800 per month for a one-bedroom apartment, highlighting the premium renters pay for central locations.

Across the city overall, renters are paying roughly $2,200 per month on average, reflecting a dramatic increase in housing costs over the last decade.

In fact, rental prices in Chicago have increased 41% over the past ten years, putting significant pressure on renters.

Chicago Rents Are Higher Than the National Average

The cost of living downtown Chicago has also risen faster than many other U.S. cities.

Recent market reports show that Chicago apartment rents are now about 19% higher than the national average, with residents paying roughly $3,780 more per year in housing costs compared to the national average renter.

Multifamily units in Chicago average about $1,939 per month, compared with roughly $1,639 nationally, highlighting the continued demand for city living.

Why Are Rent Prices So High in Downtown Chicago?

There are several major reasons why the cost of living downtown Chicago has increased so dramatically in recent years.

1. Rising Property Taxes

One of the biggest drivers of higher rent prices is property taxes. When property taxes increase, building owners often pass those costs down to tenants in the form of higher rents.

Even renters who do not own property ultimately share the burden through monthly housing costs.

2. Limited Supply of Affordable Housing

Another key factor affecting the cost of living downtown Chicago is the shrinking supply of affordable rental units.

Research shows that Chicago has been losing lower-cost housing faster than it can replace it. The share of rental units considered affordable dropped from 45.3% in 2012 to 36.7% in 2023, making it harder for renters to find reasonably priced apartments.

At the same time, many new developments are luxury buildings that cater to higher-income renters, further reducing affordable options.

3. Demand for Downtown Living

Downtown Chicago neighborhoods such as River North, Fulton Market, West Loop, and the Loop remain some of the most desirable places to live in the city.

These areas offer:

  • Walkable neighborhoods
  • Top restaurants and nightlife
  • Access to major employers
  • Luxury amenities and high-rise living

Because demand remains extremely strong, rental prices continue to rise.

4. Rising Construction Costs

Developers are also facing increased construction costs, higher interest rates, and insurance premiums. These factors make it more expensive to build new housing, which reduces supply and pushes rents higher across the market.

Additional Costs to Consider When Living Downtown

Beyond rent, the cost of living downtown Chicago also includes several additional expenses renters should budget for.

Common monthly costs include:

  • Utilities: $70–$100 for electricity, plus gas and internet fees
  • Parking: $200–$400 per month in many downtown garages
  • Renters insurance: $15–$30 per month
  • Amenity fees: $50–$200 per month in luxury buildings
  • Move-in fees: $350–$700 depending on the building

These additional expenses can increase the overall cost of living in downtown Chicago by several hundred dollars per month.

Is Downtown Chicago Still Worth the Cost?

While the cost of living in downtown Chicago has risen significantly, many residents still find the lifestyle worth the investment.

Downtown living offers:

  • Immediate access to jobs and transit
  • Some of the best dining and entertainment in the Midwest
  • Lakefront parks and outdoor spaces
  • Luxury apartment amenities like pools, gyms, and rooftop lounges

For many professionals and city lovers, the convenience and lifestyle benefits outweigh the higher rent.

Final Thoughts

The cost of living downtown Chicago continues to rise due to a combination of strong demand, limited housing supply, increasing property taxes, and higher development costs.

While renting downtown is more expensive than many other parts of the city, it also offers a lifestyle that is difficult to match anywhere else in the Midwest.

For renters looking to experience the best of Chicago, from luxury high-rises to vibrant neighborhoods, downtown remains one of the most exciting places to live.

new apartment buildings chicago

Chicago’s apartment market continues to evolve, and 2026 is shaping up to be a standout year for new residential options across the city. From historic office-to-residential conversions in the Loop to modern luxury living in River North and Fulton Market, these upcoming developments reflect how Chicago is reimagining downtown living.

Whether you’re drawn to adaptive reuse, skyline views, or neighborhood-driven amenities, these are the top new apartment buildings in Chicago to watch in 2026.

111 Point — River North

Rising at 111 W Illinois Street, 111 Point brings new residential energy to the heart of River North through a thoughtful office-to-multifamily conversion. Formerly the Salesforce Midwest headquarters, the building is being transformed into 153 apartments spanning floors 5–10, offering a mix of studios, junior one-bedrooms, one-bedrooms, and two-bedrooms. The building introduces modern layouts designed for urban Chicago living while taking advantage of the existing structure’s footprint and character.

Amenities at 111 Point are designed to support both wellness and flexibility. Residents will have access to a fitness center, resident lounge, and coworking spaces, along with a spa-inspired sauna and hot tub. Outdoor amenities include a terrace with exterior kitchens and fire pits, creating space to entertain and unwind above the city. The building is also pet-friendly, complete with an on-site pet spa.

Location is a defining feature of 111 Point. Situated in River North, residents will be steps from some of Chicago’s best dining, nightlife, galleries, and shopping, with easy access to the Magnificent Mile and downtown employment hubs. Multiple CTA lines and bus routes are nearby, making commuting seamless. While there is no on-site parking, nearby garages and long-term options through SpotHero support car-optional living in one of the city’s most walkable neighborhoods.

Launch & Timeline: Leasing launches later this spring, with first move-ins expected in May 2026.

79 W Monroe — The Loop

79 W Monroe represents a milestone for Chicago development as the city’s first office-to-residential conversion of its kind. Led by Lagfin in partnership with Chicago-based R2 Companies, the project will add 117 new apartments to the Loop, further expanding the pipeline of new apartment buildings in Chicago while preserving the building’s historic architecture. The residential offering will primarily consist of studios and one-bedroom layouts, with a limited number of two-bedroom homes, designed for downtown professionals and renters seeking a central address.

Planned amenities reflect modern urban priorities while respecting the building’s historic framework. Designed with urban lifestyles in mind, these residences will appeal to renters seeking a central address near major employers, public transit, dining, and cultural institutions – bringing new residential energy to one of Chicago’s most iconic downtown corridors.

Resident Amenities Designed for Urban Living

The conversion will add a suite of modern amenities designed to elevate daily life while maximizing the building’s downtown footprint. Planned resident amenities include:

  • 🌆 Rooftop Deck with city views
  • 🐕 Dog Run

Together, these amenities support a walkable, transit-oriented lifestyle that aligns with the Loop’s evolving residential identity.

Why Downtown Chicago Defines Luxury Living

Downtown Chicago isn’t just the city’s core; it’s a lifestyle built around convenience, culture, and connection.

Here, you’re surrounded by Michelin-star dining, premier shopping, iconic architecture, and endless waterfront recreation. Whether you’re jogging the Lakefront Trail, catching after-work drinks on Hubbard Street, or shopping along Michigan Avenue, everything feels close, easy, and elevated.

Professionals love the short commute to major employers in the Loop, Streeterville, and River North. City lovers appreciate being at the intersection of parks, museums, theaters, and skyline views. And with luxury high-rises lining the downtown streets, residents enjoy modern design, floor-to-ceiling windows, and amenities that feel like hotel living, all wrapped into one address.

The Best Luxury Apartments in Downtown Chicago

The Saint Grand — Where Streeterville Meets the Magnificent Mile

Streeterville sits at the threshold of everything: Lake Michigan on one side, the Magnificent Mile on the other, and the hum of culture weaving between them. The Saint Grand captures that duality beautifully. Sunlit interiors feel polished yet warm, while the rooftop pool and lounges open to skyline views that make summer nights feel cinematic.

Residents love its balance — the ability to step into the energy of Michigan Avenue or unwind along the water, all without ever straying far from home. With convertibles, one-bedrooms, and two-bedroom residences, the building is ideal for professionals who want both city excitement and lakeshore calm in equal measure.

500 North Lake Shore Drive — Lakefront Sophistication with Iconic Views

Some buildings are made for people who look up first. 500 Lake Shore Drive is that kind of place. Oversized windows frame the city and lake like artwork, and each unit comes with high-end finishes and stainless steel appliances.

Inside, every detail feels intentional: a resort-style pool, pet-friendly services, and an on-site coffee bar that makes mornings feel unhurried. Its location — tucked against the shoreline but minutes from the city’s cultural core — makes it the perfect bridge between serenity and accessibility. Studios through two-bedroom layouts give residents a variety of ways to call this lakefront gem home.

The Streeter — Elevated Living in the Heart of Streeterville

If the Saint Grand is about balance and 500 LSD is about atmosphere, The Streeter is about momentum — that uniquely downtown feeling of having everything at your feet. Within minutes, you can shop the Mag Mile, jog the Lakefront Trail, or stroll toward the glow of Navy Pier.

Inside, residents enjoy a rooftop pool and sundeck, a contemporary fitness center, and lounges designed for connection and quiet moments alike. With layouts ranging from picturesque studios to spacious penthouse-level residences, The Streeter is ideal for renters who want to live in the middle of Chicago’s most iconic pocket of downtown life.

Downtown Living Perks That Go Beyond the View

Of course, downtown living is more than skyline postcards and lakefront breezes; it’s the rhythm of a neighborhood that puts everything within reach. Here, “running an errand” can mean popping down to Trader Joe’s or Whole Foods, grabbing lunch on the Riverwalk, or window-shopping your way down Michigan Avenue. It’s not just convenient. It’s energizing.

Dining can take you from Michelin-starred tasting menus at RPM Seafood to a casual bowl of ramen on a Wednesday night. Cultural moments happen naturally: an exhibition at the MCA after work, fireworks from Navy Pier on a summer evening, or a weekend stroll through Millennium Park. With CTA access, bike lanes, and walkable blocks, the neighborhood is built for people who want to stay connected without relying on a car.

And when you come home? Many downtown high-rises offer amenities that feel like a vacation built into your weekday routine — concierge services, co-working lounges, fitness studios, rooftop pools, and outdoor terraces that turn ordinary nights into something special.

If you’re relocating, our Chicago Relocation Guide can help you compare neighborhoods, costs, and must-see options before you arrive.

The Redefined Lakeshore Drive

May 1, 2023 | By Lauren Bozarth
Reading Time: 2 Minutes
redefined lakeshore drive

Everyone can appreciate projects that elevate their city. Chicago residents, in particular, can get excited about a prospective project that will enhance the lakefront experience. The Windy City lakefront is a major attraction for residents and tourists alike, though the current design presents some challenges and areas of opportunity.

News recently broke that the Illinois Department of Transportation (IDOT) and the Chicago Department of Transportation (CDOT) plan to give the northern lakefront a refreshed look and feel.

These efforts are part of a larger plan known as “Redefine the Drive”  and involve rebuilding the eight-mile stretch of North DuSable Lake Shore Drive from Grand Avenue to Hollywood Avenue. This has all been a part of the city and state’s attempt to address some of the issues associated with the northern part of Lake Shore Drive. Most of it was built almost a century ago, so maintenance is not a surprising need.

New Lakeshore Drive Updates

At this point in the process, community engagement and design development are underway. The team has shared new renderings, which provide a glimpse of the end goal of this project. You can find a detailed collection of images comparing the current lakefront to the reimagined version here, but here are some of the intended updates that the plan involves:

  • Expanding the park along the water to add more green space and opportunities for new plazas.
  • Changing the roadway design to provide direct pedestrian and bike access to the lakefront.
  • Creating more consistent shoreline.
  • Updating the shoreline to create lakefront paths fully protected from winter storms and usable year-round.
  • Adding a potential land bridge extension of Lake Shore Park between Chicago and Pearson.
  • Updating the lakefront trail design to enable separation for higher-speed cyclists.

Currently, there is limited green space and shoreline along the Lake. Accessibility also isn’t easy, with limited bridges and paths to get to the beaches. Refine the Drive strategically addresses all of these issues.

These anticipated updates will make the experience more enjoyable for runners, strollers, bike riders, sunbathers, and anyone looking to enjoy being by the shore. Not only do the updates make the waterfront more attractive, but they significantly improve accessibility.

While funding is still being gathered and final decisions are being made, construction is anticipated to begin as soon as 2025. So, stay tuned!

Introducing 1353 W. Fulton Apartments — Coming to Fulton Market, Chicago in 2024

November 8, 2022 | By Gabrielle Gresge
Reading Time: 2 Minutes

As the Fulton Market and West Loop neighborhoods continue to grow, so do the future options for finding a home there. The newest addition to the many housing options in the area is 1353 W. Fulton, which is due for completion sometime in 2024.

1353 W Fulton Apartments

Developed by Shapack Partners, the building will contain 316 residential units ranging from studios to two-bedrooms, according to Chicago Yimby. The complex also has plans to include retail and dining on the ground floor, adding a layer of convenience for future residents.

In addition to multiple amenity floors (one of which will contain a pool), 1353 W. Fulton will feature exterior design aimed to reflect the area around it: industrial touches, steel paneling and greenery will balance the skyline-worthy building’s sense of urbanism with hominess for future residents.

Steps from multiple CTA lines, 1353 W. Fulton is positioned to allow residents to take advantage of the many dining and cultural options in Fulton Market and the West Loop.

The Fulton Market Neighborhood

1353 W. Fulton lies at the intersection of the Fulton Market and West Loop neighborhoods, with easy access to the Loop and West Town. Some points of interest nearby include:

  • Goose Island Brewery: home to one of Chicago’s favorite beers, the brewery also hosts regular events such as comedy nights and its famous 312 block party.
  • Coquette: one of Fulton Market’s newest spots, Coquette is designed to delight all senses (read: it’s very Instagrammable).
  • Kaiser Tiger: a neighborhood staple, Kaiser Tiger is part beer garden, part gastropub (with delicious meats), and part curling court in the winter. If you lived at 1353 W. Fulton, this would be your new neighborhood watering hole.
  • Groundswell: every neighborhood needs a classic coffee spot, and Groundswell holds that spot for the West Loop. A great spot for meeting friends and getting work done, it also has delicious pastries.
