111 Point Is 80% Leased: Here’s Why Renters Are Loving These Brand New River North Apartments
80% leased and counting. 111 Point is quickly becoming one of River North’s most talked-about new apartment buildings, and it’s easy to see why. From surprisingly spacious residences and wellness-focused amenities to a location where coffee, dining, transit, and the Riverwalk are all within easy reach, 111 Point brings together the things renters actually want from city living.
But don’t just take our word for it. We asked the Luxury Living team what they’re hearing from renters touring 111 Point, and a few themes came up again and again.
Space That’s Hard to Find in New Construction
One of the biggest standouts at 111 Point is something that can be surprisingly hard to come by in newer Chicago apartments: space.
Residences feature 10-11′ ceiling heights, expansive windows, generous walk-in closets, kitchen islands in select homes, and in-unit washer and dryers, creating layouts that feel comfortable rather than compressed.
“The building itself also gives us something that’s hard to find in newer construction: space!” says Shilan, a member of the 111 Point leasing team. “We have more square footage to work with, which means spacious layouts, larger living areas, and great closet space. Honestly, this made my job as a leasing agent super easy.”
The details make a difference, too. Ceiling fans, built-in ledges, modern kitchens, and thoughtful finishes add everyday functionality without sacrificing the polished feel of the residences.
Amenities That Make Staying In Easy
111 Point’s amenities are designed around more than just checking the boxes. The building brings together spaces for wellness, work, connection, and downtime, including a 10th-floor Peloton cardio and weight studio, coworking spaces, a resident lounge, and an all-season outdoor wellness terrace with a sauna and hot tub.
It’s an amenity lineup that encourages residents to actually use the building beyond their apartment, whether that means squeezing in a workout, getting some work done, relaxing outside, or meeting up with neighbors.
And according to Mollie, that feeling extends throughout the entire building.
“I’m finding most people love the feel of the building. When you’re in there, it just feels calm and quaint, which you don’t get from a lot of high rises in the city.”
That sense of calm is part of what makes 111 Point different. It has the amenities and convenience of new construction, but its boutique scale creates a more intimate atmosphere.

A Location Where Work and Play Come Together
Then there’s the location.
Located at 111 W. Illinois Street in the heart of River North, 111 Point puts residents within walking distance of restaurants, nightlife, coffee, shopping, transit, the Chicago Riverwalk, and more. As Shilan puts it, “The location is where work and play come together!”
For those heading back to the office, the ability to walk to work is a major perk. For everyone else, there’s plenty to do once the workday ends, from dinner and drinks to a walk along the Riverwalk or a trip to the lake.
And everyday errands are just as convenient. Whole Foods, Trader Joe’s, Jewel-Osco, and Aldi are all within a 10-minute walk, while nearby CTA access makes getting around Chicago easy.
Your Coffee Run Starts Downstairs
One of the neighborhood perks is quite literally downstairs.
TARY Coffee sits on the ground level of 111 Point, giving residents an easy place to grab coffee without even leaving the building.
And when it’s time for dinner, you don’t have to go far. RPM Italian, Sunda, and Lil’ Ba-Ba-Reeba! are all nearby, along with dozens of other restaurants, bars, and entertainment options throughout River North.
Mollie says that walkability is one of the things renters consistently notice.
“Obviously the location and being so walkable is really convenient for people. We have an amazing coffee shop TARY right in the bottom of the building and then 20ish good restaurants all within a few blocks.”
A More Relaxed Take on River North Living
For all the energy right outside its doors, 111 Point itself offers something quieter.
It’s a boutique building with a calm, residential feel, spacious apartments, wellness-focused amenities, and a neighborhood that lets you walk almost everywhere you need to go. The result is a version of River North living that balances convenience with comfort.
And with 80% of the building already leased, it’s clear that balance is resonating with renters.
