South Loop Development Round Up [Infographic]

In the last two weeks, six new developments have been introduced to the South Loop. The current proposals add up to over 5,000 new rental units by the end of 2018. These apartments would join the 1,170 units currently under construction and delivering the first half of 2016. The Luxury Living team has consolidated all of this information into one downloadable infographic.

1000 S Clark, 1001 S State, 1333 S Wabash

2016 deliveries will pick up where AMLI Lofts left off in 2014. Since most rental buildings in the South Loop were built during the last development boom, there is currently a shortage of true luxury apartments in the neighborhood. AMLI Lofts has set the bar for the area, but expect 1000 S Clark to raise it even higher with an extensive amenity package. The list of amenities at 1000 S Clark sounds like what you would find at a luxury vacation resort. Residents can practice their swing at the private driving range, play racquetball and basketball on the community courts, and entertain friends at the wine bar or craft beer bar room. 1001 S State, and other newcomer 1333 S Wabash, have excellent locations and well-established, experienced developers behind them. All three buildings are positioned for success.

800 S Michigan & 1000 S Michigan

The newly announced South Loop developments will stagger in delivery between the end of 2017 and 2019.  With prime Michigan Avenue addresses, 800 S Michigan and 1000 S Michigan, are desirable locations for South Loop residents. 1000 S Michigan, will begin pre-selling condos long before any cranes arrive, which will boost interest in the rental units that will occupy the lower portion of the building. There is an incredibly strong appetite for luxury condos and a Helmut Jahn designed building should feature the newest and most upscale level of finish in the city. Condos and apartments in the same building will help differentiate this property.

113 E Roosevelt, 1326 S Michigan, 2109 S Wabash

113 E Roosevelt and 1326 S Michigan were announced at the same community meeting and expect to compete with each other for the same tenants. 113 E Roosevelt may have a slight edge as “starchitect” Rafael Vinoly will design this building, his first residential highrise in Chicago.

2109 S Wabash is further south than the other proposed projects and will not command as high a rental price. There are great things happening in what was once known as Motor Row with new breweries, restaurants and new life for century old office buildings. With the new Cermak Green Line stop and DePaul arena and McCormick Place hotel development, this area is one to watch over the next 3-5 years.

River South Chicago Development

Finally there is River South. This is arguably the most exciting future development in Chicago. With 7+ acres of prime riverfront land, Chicago based CMK and Australian based Lend Lease are planning a truly incredible oasis just south of Chicago’s financial district. Complete with pedestrian and dog parks, water features and access to the river, the 2700+ residential units with unique and striking architecture promise to create an entirely new neighborhood. The south campus for the British School recently opened and has helped make a relatively non-traversed part of the city alive with activity. With direct access to Roosevelt Collection, additional retail and restaurants are sure to follow. If Lakeshore East is any indication of what a well-planned master development along the river can look like, River South could be spectacular.
